A Colorado native and graduate of Colorado State University, Jenifer is a Certified General Appraiser and licensed Real Estate Broker. Her appraisal experience includes residential, commercial, and farm/ranch valuations in Morgan, Washington, Logan, Adams, Lincoln, Kiowa, Arapahoe, Jefferson, Weld, Yuma, and Prowers Counties.
Jenifer is an active member of the Colorado Association of Real Estate Appraisers (CAREA), Rocky Mountain Appraiser Association (RMAA), the Greeley Area Realtor Association (GARA), the Colorado Association of Realtors (CAR), and the National Association of Realtors (NAR). She is the Vice Chairman of the City of Fort Morgan Planning Commission and the Vice Chair of the Morgan Community College Advisory Council.
An appraisal refers to the process of determining value; a Certified General Appraiser can provide an independent, unbiased valuation on any type of real property.
The first step in the appraisal process will almost always be an in-person visual evaluation of the subject property, which is oftentimes referred to as an inspection; this is a critical first step in verifying the condition of the parcel and its improvements (if any).
The appraisal report is a well-researched, comprehensive, and detailed document that provides explanation and support for the appraiser's final conclusion of value.
It really depends on the purpose of the appraisal.
There are certain instances where a bank/lender, attorney, tax professional, or other designated representative may have to order the necessary appraisal product(s) on your behalf.
